Job Description:
Construction - Senior Project Manager

Direct Construction management Operations.
Manage 3-4 Superintendents and Project Managers.
Two to four projects in various Design-Build Phases.
Design Build Christian Churches and schools
$0.2-$7 MIL. Chicagoland Project Locations.
Wheaton office.
15 employees.

Degree in Architecture/Engineering/Construction Management
Minimum 5 years PM experience in building construction.
Multiple Projects.
Design-Build experience a plus.
Strong leadership and management skills.
Responsible, motivator, resourceful, innovative, Spirit led, committed.

We Offer:
$80,000 + Bonus + Vehicle.

Why you want to build facilities for churches.

Be able to occasionally lead in Christian prayer with client building committees.
Be ready to market CBC services to prospective clients, contacts, architects, etc.
Must sign and submit to company safety policy.
Must sign non-competitive policy.
Expect about 50 hours/week, because of occasional evening meetings with clients and business hours.
Responsibilities may be delegated to Project Managers, Superintendents, Accountants, etc.
Participate in value engineering throughout the design process.
Responsible for conceptual estimates, project budget, estimate, budget control, projections and monthly reports to accounting.
Direct building systems design during concept & design development.
Responsible to create project schedule, updates, and projections, with projected cash flow schedule.
Responsible for purchasing, subcontractor and in-house bidding, scopes of work, negotiations, subcontracts, and purchase orders.
Responsible for change order administration. Maintain current written change orders with subcontractor and owner.
Responsibility to maintain professional relations with client, designers, subcontractors.
Responsible to prepare monthly invoices, sworn statements, waivers, etc., in a timely manner coordinated with accounting.
Manage and direct Project Superintendent and Project Manager. Publicly support employees.
Promote volunteer participation.
Responsible to budget, monitor, project, and report costs of self-performed work.
Responsible to maintain orderly files at the site for:
Reports of site conferences
Shop drawings
Reproduction of original Contract Documents including all Addenda, Change Orders, Change Order records, Sworn Statements, and Supplementary Drawings issued subsequent to the award of the Contract.
